WISCONSIN REAL ESTATE TRANSFER FEE

Subchapter 2 of Chapter 77 of the Wisconsin Statutes requires that a Transfer Fee Return be completed and a Transfer Fee be paid at the time of recording of all qualifying deeds of property conveyance.

The fee was $1.00 per $1,000 of sale price for conveyances dated October 1, 1969 through August 31, 1981.
The fee is $3.00 per $1,000 of sale price for conveyances dated September 1, 1981 to present.

PLEASE NOTE: If more than one parcel is included in a transfer then the fee may represent the total value for the parcels. Also note that various type of property conveyances are exempt from the transfer fee.


To calculate the sale price from the fee, divide the fee by either .001 or .003, depending on the date of conveyance.

A fee of $75.00 on a recording in 1975 would reflect a sale price of $75,000 (75/.001=75,000).
A fee of $75.00 on a recording in 1995 would reflect a sale price of $25,000 (75/.003=25,000).
